However, we have put together 4 packages which suit most investors needs:
- Bronze – for the investor who likes to self-manage their property. This package provides marketing on sites such as realestate.com.au and domain.com.au; screening your preferred tenant through the largest tenant default database in Queensland (TICA), provide compliant documentation for you to complete, handle rent collection and arrears management. You handle the tenant selection, completion of documentation, entry and exit reports, eviction, maintenance, inspections, out of hours emergencies, and any tribunal matters.
- Silver – is our most popular service. We will market your property and do a comprehensive screening of potential tenants, arrange entry and exit reports, leases, conduct regular inspections, collect rent on your behalf and manage any arrears. We handle after-hours emergencies and will also represent you at tribunal should it be required.
- Gold – this option is great for overseas or out-of-state investors. We do all the usual property management tasks plus project manage the property. This means a number of additional tasks, such as organising depreciation schedules, creating and implementing maintenance schedules, ensuring your insurances are kept competitively priced and up to date, that regular termite inspections are scheduled and conducted, we can even attend body corporate meetings on your behalf. We provide all documentation directly to your accountant at tax time and will respond to any auditing questions. Essentially it is a set and forget service for people who are unable to keep a close eye on their property.
- Rooming Accommodation – this option is for investors who have a property which is rented under the Residential Tenancies and Rooming Accommodation Act 2008. This type of rental property requires specialist knowledge as the legislative requirements are different from usual rental properties. Note that in the Brisbane City Council area, such accommodation should be classified as a 1B structure, not a 1A. Please call your local building certifier for more information if you are thinking of changing your house to rooming accommodation.
