
Bronze Level Service
Our Bronze level of service is for investors who like to self-manage much of their property. Typically they will liaise directly with their tenants and arrange any maintenance that is required and will undertake routine inspections.
Bronze Level Service Explained – What We Do
Marketing
You write your advertisement and supply photographs. We will list your property on realestate.com.au, domain.com.au plus 14 other home rental sites.
We provide you with unlimited edits to these ads.
All enquiries get re-directed automatically to your email so that you can contact prospective tenants directly. You will show them through your property and select the preferred tenant.
Tenant Selection
You show your property to prospective tenants and do the normal reference and employment checks.
However, once you have selected your preferred tenant, we will check them against the TICA database which is Australia’s largest database of ‘bad’ tenants. These are people who have been blacklisted by other real estate agents. We will let you know if your prospective tenant has a bad track record.
Documentation
We will provide you with the following documentation (which will you fill out and return to us):
- Completed Lease for you and your tenants to sign. This will be loaded onto the Portal so both you and your tenant are clear about the terms of the lease.
- Completed Bond lodgement form (We will lodge the bond with the Residential Tenancy Authority (RTA).)
- Entry Condition Report (which you will need to fill out). This will also be loaded onto the Portal so both you and your tenant are clear about the condition of the property before they moved in.
- A checklist for you to ensure you provide your new tenant with everything that is legally required.
During the lease we will provide you with:
- Lease Renewal forms for you and your tenants to sign
- Updated Bond lodgement forms (if you increase or decrease your rent)
- A Change of Bond Contributors form (if one tenant vacates during the lease and another wishes to take over their place on the lease)
- Exit Condition Report (which you will need to fill out when your tenants vacate the property)
- Once the tenant has vacated and you have agreed on bond settlement, we will lodge that settlement with the RTA. If you do not agree on bond, we may be able to assist as a mediator at an hourly rate, or you can pursue your tenants through the RTA tribunal process.
Rent Collection, Bill Payment, and Arrears Management
We will collect the rent and bond on your behalf, provide you with itemized statements monthly and for end of financial year. We will lodge the tenant’s bond with the Residential Tenancy Authority (RTA).
If you would like us to pay bills (e.g. rates, utilities, maintenance) we can do this. You have peace of mind knowing our accounts are audited annually.
We will alert you if your tenant’s rent is overdue, or if you prefer, we can contact the tenant directly – the choice is yours.
When you sign with RealSmarter, you will get access to an owner portal. This portal is available 24 hours per day. Using this portal you can see:
- current financial status of your properties including graphic representation of money in/money out.
- all historical statements along with copies of attached bills
- all scanned documents which have been attached to your portfolio
- activity summaries for jobs and inspections that have been lodged and/or completed, so you know we are looking after your property the way we promised
- photos and details of your property.
Because you are basically self managing your property, your tenant will not have access to the online portal.
