Brisbane City Council allows rooming accommodation to be built in normal residential zones provided you meet certain criteria.  This has proven to be a lucrative investment opportunity for ‘buy and hold’ investors, or superannuation funds.  You can also usually convert a normal rental property to rooming accommodation provided it meets certain criteria.  In the Brisbane City Council area, all rooming accommodation should be a Class 1B building.  Your local building certifier will have more information for you if you are considering this option.

Rooming Accomodation Service – What We Do

Marketing

RealSmarter will choose the best strategy for marketing your rooming accommodation depending on the location and target market associated with your property.

This involves a mix of internet marketing on a variety of websites which may include realestate.com.au and domain.com.au, as well as other marketing strategies associated with your market (e.g. universities, hospitals, letterbox drops).

As each property and location is different, we will work with you to choose the most cost effective strategy to ensure you attract and retain quality tenants for your property.

Tenant Selection

Selecting the right tenant for rooming accommodation is a very important part of keeping your property at 100% occupancy.  RealSmarter staff will endeavour to place tenants that are like-minded to retain the harmony of the home.  Tenants that like and respect one another are more likely to agree on communal chores, obey house rules, and  are likely to stay in the accommodation for longer.

Your property manager will not only do all the normal reference, employment, and TICA checking – they will do their best to ensure new tenants are a good ‘fit’ with the household.

Documentation

The documentation required for rooming accommodation differs from normal residential leases as each tenant has their own lease, entry condition report, and bond lodgement.

RealSmarter will ensure all documentation is correct, house rules are agreed and provided, that appliances and equipment meet regulations.

We will negotiate with you how utilities are to be paid and generally ensure that you have an auditable paper trail of both accounts and regulatory requirements (such as ensuring your certificate of classification is properly displayed, evidence of fire and safety compliance and maintenance, pest management etc.)

Finances

Realsmarter will collect rent from each tenant on your behalf, organise bill payments if authorised by you, undertake any rental arrears actions.  You will be provided with monthly statements and full end of financial year accounts which we can send directly to your accountant if required.

Maintenance

There are more stringent controls on rooming accommodation properties to ensure that the premises are kept clean, sanitary, and that landscaping and maintenance promotes the amenity of the premises.

RealSmarter have a trusted list of tradespeople who can test fire safety compliance, who can mow yards, clean the premises, undertake pest inspections and treatments, plumbers, electricians, handymen etc.   We are happy to complete all, or some, of the routine maintenance and repairs for your property – it is your choice.   This is an item we will discuss with you when we meet with you to ensure we understand your wishes.

Council

With your approval – we will provide information to Brisbane City Council and accompany Council inspectors if they require access to your property to verify compliance with relevant legislation.

Pricing

RealSmarter charge 12% + GST for property management of Rooming Accommodation.  We also charge a letting fee for each new tenant of $250 to offset the time it takes find the right tenant for your property, to do the necessary reference checks, and to prepare the individual documentation.

Some other fees and charges may apply depending on the nature of your property.
