How to Switch to RealSmarter

Switching is EASY – even if you are mid-lease, mid-year, or have an existing management agreement with another agent – and it won’t cost you a cent!

What about my existing agreement with my current agent?

The good news is that you are NOT stuck with your existing, under-performing, agent!

We can take care of this for you, you will just need to sign a new appointment form with us, and a letter notifying your current agent of your intention to terminate the appointment (or you can handle this if you prefer).

Although we will take over the management of your property almost immediately, your existing agent is usually entitled to fees equivalent to 30 days of management.

As RealSmarter will manage your property for FREE while you are still having to pay your existing agent, so you will never be out of pocket.

What about my tenants?

At RealSmarter, we know your tenants are an important asset.   On signing of the appointment form, your property manager will introduce themselves to your tenants and explain the change of agents.  We will provide them with information regarding how to pay their rent, how to contact us in case of an emergency etc.   Usually we try to do this face-to-face in conjunction with an inspection.  This way, we can meet your tenants personally, and find out if there are any outstanding complaints or concerns that were not addressed by your previous agent.  We can also check whether there are any issues that may relate to a bond claim, or whether there is maintenance which has been left outstanding.

RealSmarter is committed to ensuring good tenants have a positive renting experience.  If our inspection results in less-than-satisfactory outcomes, we will contact you immediately and determine the best course of action.

Should I wait to the start of a new month or financial year?

There is no need to wait to make the switch.

As part of the handover process, RealSmarter will be provided with your files and records that are held by your current agent.  We will ensure that your end of financial year statement includes the income and expenses from your previous agent, regardless of when you make the switch.

We will check that the bond and rent are up to date, and if they are not, we will work with your tenant to arrange payment. We will check the existing ‘entry condition report’ against our initial inspection and if necessary, take necessary steps to remedy any breaches.

Waiting (with a bad agent) can cost you a lot of money in the long run.
